The Opportunity:

The Pre-sale Manager is a senior technical and people leadership role responsible for overseeing lighting layouts, fixture takeoffs, product cross-references, and submittal packages across pre-sale phases of lighting projects. In the near term, this role will be hands-on directly performing takeoffs, cross-references, and submittals—while establishing standards, workflows, and best practices. The Manager will build and lead a scalable team, including a Lighting Layout Manager and additional specialists, to support growing project volume and sales complexity. This position serves as a critical bridge between Sales, Sales Operations, ensuring technical accuracy, documentation quality, and clean handoffs throughout the project lifecycle.

Your Impact:

Leadership & Team Development:

  • Build, lead, and mentor a high performing Lighting Layout, Takeoffs & Submittals team

  • Directly manage a Lighting Layout Manager, with future team expansion planned

  • Establish clear roles, workflows, and performance standards for takeoffs, cross-references, and submittals

  • Provide technical guidance, coaching, and quality assurance across all deliverables

  • Develop scalable processes to support increased sales volume and project complexity

Output: A structured, scalable team delivering consistent, high-quality technical documentation

Lighting Takeoffs & Layout Support (Hands-On & Oversight):

  • Perform and/or oversee detailed lighting takeoffs from architectural and electrical drawings, including reflected ceiling plans and schedules

  • Identify fixture types, quantities, mounting conditions, controls, and required accessories

  • Validate takeoffs against specifications and design intent

  • Identify discrepancies, omissions, or conflicts and communicate findings to Sales and stakeholders

  • Ensure Bills of Material (BOMs) are accurate and execution ready

Output: Accurate fixture counts and BOMs that support quoting, ordering, and fulfillment

Product Cross-referencing & Value Engineering:

  • Cross-reference specified fixtures to Keystone’s approved product portfolio

  • Recommend equivalent or alternate products that meet specification intent, performance requirements, and budget targets

  • Support value-engineering initiatives in partnership with Sales

  • Maintain subject matter expertise in major lighting manufacturers, controls, and competitive offerings

  • Establish standards and approval guidelines for substitutions

Output: Approved fixture solutions that balance compliance, performance, and cost

Submittals & Technical Documentation:

  • Prepare and oversee complete lighting submittal packages, including cut sheets, technical data, and compliance documents

  • Ensure all submittals align with project specifications, customer standards, and internal quality benchmarks

  • Coordinate revisions and resubmittals based on architect, engineer, and customer feedback

  • Track submittal status through approval and maintain organized project documentation

  • Ensure documentation supports clean handoff to Project Management and Operations

  • Other duties as assigned

Output: Approval ready lighting submittal packages with minimal rework

What you bring:

Technical Expertise:

  • Proven experience performing lighting takeoffs from construction drawings

  • Strong ability to read and interpret electrical plans, lighting schedules, and specifications

  • Deep working knowledge of lighting fixtures, lamps, controls, and industry terminology

  • Proficiency with Bluebeam (or similar), PDF plan sets, digital markups, and Excel based BOMs

  • Experience with lighting manufacturers, substitutions, and specification workflows

Leadership & Professional Skills:

  • Prior experience leading or mentoring technical teams preferred

  • Exceptional attention to detail and document accuracy

  • Strong organizational and time management skills

  • Clear and confident written and verbal communication

  • Ability to manage multiple projects, priorities, and deadlines

  • Comfortable operating in a fast-paced, cross functional environment

  • Accuracy and completeness of takeoffs and BOMs

  • Submittal approval rates and turnaround time

  • Reduction in post order corrections and rework

  • Sales and Project Management satisfaction

  • Team productivity, consistency, and on-time delivery
